Should you list it or take the cash?

Most agents only know how to list. Most investors only know how to buy low.

I do both. That means I can look at your situation and tell you which path actually serves you — even when the answer is “don’t sell to me.”

This page lays out the real tradeoffs: net proceeds, timeline, effort. Then you decide with facts.

The real question: what’s your NET?

A $500k sale price and a $500k cash offer are not the same thing. Here’s how the money actually shakes out.

Listing with me

  • Top dollar: the open market usually brings the highest price
  • Minus commissions: agent fees come off the top
  • Minus repairs & prep: most buyers want move-in ready
  • Minus carrying costs: mortgage, taxes, insurance while you wait
  • Timeline: typically 30–90+ days to close
  • Effort: showings, open houses, staging, waiting

A cash offer

  • Lower price: discounted from full market value
  • No commissions, no fees: the offer is what you get
  • No repairs or cleanout: sold exactly as-is
  • No carrying costs: close in days, not months
  • Timeline: as little as 7 days — your date, your call
  • Effort: nearly zero

Do the math on your situation

Three seller situations I see every week — and what the numbers usually say.

  • “I need to sell fast.” Job transfer, financial pressure, inherited a house you can’t maintain. Cash usually wins here — not because the price is higher, but because time is money and the carrying costs of waiting eat the difference.
  • “I want top dollar.” Your house is in good shape, you’re not in a rush, and you can handle showings. Listing usually nets more — sometimes a lot more. I’ll run the comps and show you the spread.
  • “My house needs work I can’t afford.” This is the middle ground. Sometimes the cost of repairs + commissions means the cash offer nets about the same — with none of the hassle. I’ll show you both numbers side by side.

So what should YOU do?

I tell people to LIST when: the house is in good condition, there’s no rush, and the numbers say the market will reward you. If listing nets you $30–70k+ more, I’ll say so.
I tell people to TAKE THE CASH when: the house needs serious work, time is tight, or the math shows the net difference is small. Sometimes peace of mind is worth more than a few thousand dollars.

Who I work best with

If this is you, I’ll give you a straight answer fast.

  • Inherited a house and don’t know what to do with it
  • House needs work you don’t want to manage
  • Relocating and on a deadline
  • Tired landlord who’s done with tenants
  • Going through a divorce and need a clean split
  • Behind on payments and running out of time
  • Vacant property costing you money every month
  • Just want the honest numbers before deciding anything

A little about me

Nora Abdi Nora Abdi — licensed agent, brokered by eXp Realty

I’m Nora Abdi. I’m a licensed real estate agent (brokered by eXp Realty) who also buys houses for cash in Maryland and Virginia.

Here’s why that matters for you: most people only hear from one side. The listing agent tells you to list. The investor tells you to sell for cash. Both have a reason to steer you their way.

Because I do both sides — I can actually tell you which one is better FOR YOU.

  • I don’t get paid more for one path over the other. My job is to run the numbers for your specific situation and give you the honest answer.
  • If listing nets you meaningfully more, I’ll list it for you and fight for top dollar.
  • If cash is the better call, I’ll make you a fair offer and close on your timeline.
  • If neither is right — I’ll tell you that too.

No pressure, no scripts. Just the numbers and an honest recommendation.

Questions, answered

How much lower is a cash offer than listing?

It depends on the house and the market. Cash offers are discounted because the buyer takes on the repairs, the holding costs, and the risk. But remember: listing has costs too — commissions, repairs, months of carrying costs. The right question isn’t “what’s the price?” It’s “what’s my net?” I’ll show you both.

Do you make more money if I list with you?

Honestly? It depends on the deal. Sometimes a listing pays more, sometimes a cash purchase does. That’s exactly why I show you both numbers side by side — so you can see I’m not steering you toward my bigger payday. The numbers speak for themselves.

What if my house needs a lot of work?

Then a cash offer often makes more sense — no repairs, no cleanout, no staging. But if the work is minor, listing might still win. I’ll walk the property (or look at photos) and give you my real take.

Can I change my mind?

Of course. Getting my numbers costs you nothing and obligates you to nothing. Take the cash offer, list with me, or do nothing at all — it’s your call.
